Crescent Heights Proposes 43-Story Residential Tower in Miami Beach Under Live Local Act

Crescent Heights, operating as ARRP Miami IV, LLC, has submitted plans for a 43-story mixed-use residential tower at 1575 Alton Road in Miami Beach. The proposed development, designed by RSP Architects, is seeking administrative approval under Florida's Live Local Act, which streamlines the process for projects including affordable housing.

The 557-foot tower would feature 163 residential units, with 62 designated as workforce housing for households earning up to 120 percent of the area median income. These units would be located on the lower residential levels, while larger residences would occupy floors 15 through 43. The project also includes approximately 1,739 square feet of ground-floor commercial space, 149 vehicle parking spaces, and 170 bicycle spaces.

The site, currently home to a converted 1935 Firestone building, is situated in the Flamingo/Lummus neighborhood. This proposal significantly increases the scale from a previous plan for an 18-story, 92-unit tower. If approved, the new structure would be among Miami Beach's tallest buildings, marking a notable addition to the city's skyline and housing inventory, particularly with its workforce housing component facilitated by the Live Local Act.
