Former Miami Beach Mayor Philip Levine has filed an application for a high-end, boutique office development in South Beach. The project would replace an existing 1990-era office building and a neighboring retail building at 930 and 960 Alton Road, near 10th Street and across from a Whole Foods.

The proposed eight-story building would include about 37,037 square feet of office space, 760 square feet of ground-floor retail, and 106 parking spaces spread across the first three floors. The fourth and fifth floors would contain so-called residential office suites. Construction is estimated at $36 million, and the Class A design is by Arquitectonica.

Demand for upscale offices in Miami Beach has grown since the pandemic as wealthy executives seek workspace near their homes. A nearby five-story project, The Fifth, is nearing completion, and a boutique office building nearby recently sold for more than $69 million.

The filing comes months after a former Epstein assistant testified to Congress that Levine and others assaulted her. Levine has not been charged in connection with that testimony. Levine's attorney did not immediately respond to a request for comment.

For developers, the Planning Board hearing on December 8 is the key checkpoint to watch for this site's entitlement path.
