
Sweetbird North Office and Retail Project Breaks Ground in Miami Design District
Groundbreaking has occurred for Sweetbird North, an eight-story office and retail building located at 95 Northeast 40th Street within Miami’s Design District. Developed by Miami Design District Associates in partnership with Raycliff Capital, the project will encompass approximately 120,500 square feet. This includes over 92,000 square feet designated for office use and about 22,500 square feet for retail. KAST Construction is the general contractor, with Snøhetta providing the design.
The September 30 groundbreaking event coincided with the announcement of Atria Health and Research Institute as the first confirmed office tenant, leasing approximately 55,000 square feet across three floors. Additionally, alternative asset management firm 26North is set to join the development. The building's design features a coiled stainless-steel mesh screen for shading and hurricane resistance, along with cantilevered terraces and a landscaped roof. Completion is anticipated in early 2028, adding significant commercial inventory to the area.
