Developer Crescent Heights has submitted revised plans for its high-rise project at 824 Alton Road in Miami, proposing a significant increase in density and height. The updated proposal calls for a 39-story tower, exceeding 500 feet, which would house a total of 149 residences. This represents an increase from the previously reported 31-story, 120-unit design.

The new plan leverages Florida's Live Local Act, a state initiative designed to encourage affordable housing development. Under this act, the project would include 72 workforce housing units, averaging 445 square feet, alongside 77 market-rate residences, which are considerably larger at 1,368 square feet. To qualify for the Live Local Act benefits, at least 40 percent of the units must be designated as workforce housing for households earning up to 120 percent of the area median income.

Communal amenities, including multiple swimming pools, are planned for the seventh floor. The development also features over 2,500 square feet of ground-floor retail space and a six-story parking podium providing 156 spots.
