City Ventures Proposes 136 Townhomes on Sunnyvale Industrial Site

City Ventures has submitted plans for a significant residential development at 1484 Kifer Road in Sunnyvale, Santa Clara County. The proposal entails replacing an existing industrial site with 13 three-story structures, collectively offering 136 townhouse-style apartments. This 4.4-acre property is situated approximately one mile from the Lawrence Caltrain Station, in a neighborhood experiencing growth.

The project, designed by SDG Architects, will feature a mix of unit sizes, predominantly three-bedroom family dwellings, alongside some studios and one-bedroom units. It includes 24 deed-restricted affordable housing units, enabling the developer to utilize the State Density Bonus law. This allows for increased residential capacity and includes two concessions and several zoning waivers. Parking for 252 vehicles is also part of the plan.

Site design emphasizes pedestrian access, with each residence having two entrances, one facing an internal roadway and another a pedestrian path. Communal amenities, such as bench seating, fire pits, a barbecue station, and a small community building, will be integrated into a central landscaped park. The site is located near the corner of Kifer Road and Uranium Drive, close to SummerHill Homes' recently completed 27-acre NUEVO masterplan. Fortinet acquired the lot in 2021 for an estimated $44 million. While plans are filed, construction costs and timelines have not yet been disclosed. This development signifies a continued trend of industrial land conversion to residential use in the Bay Area, addressing housing demand.
