EastGroup Acquires 453,550 SF Thornton Industrial Campus for $94.5M
EastGroup Properties has acquired 25 Commerce Park, a Class A industrial campus in Thornton, Colorado, from Rockefeller Group for $94.5 million. The seller was represented by CBRE brokers Jeremy Ballenger and Tyler Carner, while CBRE colleagues Todd Witty and Daniel Close leased the project before it was marketed.
Rockefeller Group completed the campus in 2025. It comprises three buildings totaling 453,550 square feet of industrial space and was fully occupied by four tenants at the time of sale. Features include deep building bays, high-clearance warehouse space, ESFR sprinklers, extensive dock-high loading, trailer parking and efficient truck circulation.
Grey Wolf Architecture designed the project and Golden Triangle Construction built it. The property sits at 15003-15107 Grant St., at the intersection of Interstate 25 and E-470, a location that offers strong regional highway access.
For developers and lenders, the transaction shows continued institutional demand for newer, fully leased bulk distribution assets in Denver-area submarkets.
