The Mercedes-Benz Places-Miami project, a luxury-branded mixed-use tower in the city's Brickell neighborhood, has secured a substantial $1.11 billion construction financing package. J.P. Morgan is leading the deal, providing an $860 million construction loan, with Nuveen Green Capital contributing approximately $250 million through Commercial Property Assessed Clean Energy (C-PACE) financing. While term sheets are signed, the transaction is anticipated to officially close by the end of the year.

This 67-story development, located at 140 SW 11th Street, is set to feature 791 luxury condominiums, 200,000 square feet of office space, a 174-key hotel, and 130,000 square feet of amenities. JDS Development, the original developer, is now partnering with Fontainebleau Development, led by Jeffrey Soffer, to advance the project after earlier legal challenges. The financing is crucial for the completion of this significant urban development.

The project marks Mercedes-Benz's first branded real estate venture in the U.S., following similar luxury automotive brands. The J.P. Morgan loan is collateralized by the entire project, while Nuveen's C-PACE debt is secured by its commercial components. For developers and lenders, this deal highlights the continued availability of substantial capital for large-scale, luxury mixed-use projects in prime urban locations, especially those incorporating green energy financing mechanisms.
