
Preleasing Begins for Neo Edgewater, a 41-Story Mixed-Use Project in Miami’s Edgewater
Oak Row Equities has initiated preleasing for Neo Edgewater, the 399-unit residential component of its 41-story mixed-use development located at 2600 Biscayne Boulevard in Miami's Edgewater neighborhood. Designed by Arquitectonica with interiors by Vida Design, the project is slated to welcome its initial residents in October 2026. Coastal Construction Group is the general contractor for the development.
This launch introduces Oak Row Equities' Neo residential brand, offering studio to three-bedroom apartments ranging from approximately 500 to 1,700 square feet. The broader 2600 Biscayne development will also incorporate about 205,000 square feet of Class A office and retail space, with commercial tenants including Equinox, Coastal Construction, and Ferraro Law Firm. A 30,000-square-foot Equinox fitness center will be a key amenity, accessible to residents.
According to David Weitz, Co-Founder and Managing Partner at Oak Row Equities, Neo Edgewater aims to provide a luxury lifestyle in a vibrant, centrally located neighborhood, meeting the demand from new residents moving to Miami. Erik Rutter, also a Co-Founder and Managing Partner, emphasized the project's role in Edgewater's evolution and its commitment to thoughtful, transformative mixed-use development. The simultaneous opening of residential, office, and retail components in October 2026 signifies a substantial addition to Miami's urban core, offering integrated living and working spaces for the growing market.
