SG Holdings Completes Miami-Dade Logistics Center, Paving Way for Little River District Affordable Housing

SG Holdings has completed an 18,800-square-foot warehouse and logistics center at 2430 NW 74th Street in Miami-Dade County's Poinciana neighborhood. This facility, developed and funded by SG Holdings for the county’s Department of Housing and Community Development (HCD), replaces HCD’s former site in Little River.

The relocation is a strategic move, making the previous property available for the Little River District, a planned 63-acre mixed-use development. This ambitious project aims to deliver 5,730 affordable and workforce housing units, over 400,000 square feet of commercial and retail space, public green areas, and a new $33 million Tri-Rail station. Housing within the redevelopment will include units under the U.S. Department of Housing and Urban Development’s Rental Assistance Demonstration (RAD) program.

Michael Swerdlow, founder of Swerdlow Group and managing member of SG Holdings, highlighted the project as an example of effective public-private partnerships. He noted that the new logistics center simultaneously supports Miami-Dade County's housing department and advances the Little River District, addressing the community's need for affordable housing. Groundbreaking for the first phase of the Little River District is anticipated in early 2027. This development underscores how strategic infrastructure projects can unlock significant urban redevelopment opportunities, particularly for affordable housing initiatives.
