Westbridge Realty Plans Three 99-Unit Residential Buildings in the Bronx

New York City-based developer Westbridge Realty Group has submitted plans to the Department of Buildings for three residential properties totaling 297 units in the Bronx's Soundview neighborhood. The proposals outline a 13-story building at 851 Rosedale Avenue, another 13-story building at 831 Rosedale Avenue (also known as 600 Noble Avenue), and a 12-story structure at 863 Soundview Avenue (also known as 829 Soundview Avenue).

Designed by architect Leandro Nils Dickson, each building will contain 99 apartments and approximately 50,687 square feet of commercial space. Filings for 851 Rosedale Avenue detail nine residential units per floor on levels three through thirteen alongside rooftop amenity space.

The 99-unit sizing across all three filings follows an emerging pattern among New York City builders structuring projects to avoid construction wage mandates triggered at 100 units under the 485-x tax incentive program. Westbridge previously filed a 99-unit project at 4388 Broadway in Manhattan earlier this year.

Developers continue to subdivide sites and scale unit counts just below statutory wage thresholds to maximize tax abatement feasibility across emerging submarkets.
