Upstate New York Housing Market Defies National Slowdown with Tight Inventory and Steady Growth
The housing market in upstate New York is significantly outperforming national trends, with several metros exhibiting strong demand and limited supply. Rochester stands out with just 1.1 months of housing inventory and a median of 21 days to contract, while Syracuse follows closely with 1.6 months of supply and a 42-day median sale time. Other tight markets include Buffalo-Niagara Falls and Binghamton, indicating a regional resilience against broader slowdowns.
Eric O’Mara, a Syracuse-based broker, notes that while market activity has evolved since the pandemic peak, well-priced homes continue to sell rapidly. He anticipates a steady, long-term rise in home values, contrasting with the dramatic spikes seen previously. A key factor supporting this sustained demand is a notable lack of new housing construction across the region, contributing to the tight inventory.
Looking ahead, the planned Micron semiconductor manufacturing facility in Clay, near Syracuse, is poised to be a major catalyst. This project is projected to create 50,000 jobs over the next 15-20 years, potentially increasing the local population by a quarter to a third. This influx of high-tech employment is expected to further intensify housing demand, presenting significant opportunities for developers and investors in the region.
