Neshaminy Mall in Bucks County to Undergo Mixed-Use Redevelopment
New details have emerged regarding the proposed mixed-use redevelopment of the 1.1M SF Neshaminy Mall in Bensalem, Pennsylvania. Developers Paramount Realty and Edgewood Properties are transforming the 108-acre site, which they acquired from Brookfield Properties for $27.5M in 2024. The mall is set to close this month, with partial demolition already announced last month, paving the way for the ambitious project.
The comprehensive plan, as reported by Patch, envisions a complex featuring 250 apartments and a four-story hotel, designed around an open-air 'Main Street' concept. This will be complemented by 544,000 square feet of new retail space, alongside the retention of 238,000 square feet of existing retail. Key tenants like AMC, Boscov's, and Barnes & Noble are expected to remain on the property, integrating into the new design. This significant project in Bucks County reflects a broader trend of repurposing underperforming retail centers into vibrant, multi-functional community hubs, offering new housing, hospitality, and commercial opportunities for the region. Developers and investors should note the potential for similar large-scale mall conversions in suburban markets.
