Blackfin Real Estate Investors, based in Arlington, Virginia, and Columbia, Maryland-based Enterprise Community Partners have announced the acquisition of Brookridge Apartments in Nashville, Tennessee. This 177-unit, 1986-vintage garden-style multifamily property is located in the Antioch submarket. The transaction marks the first investment for Enterprise’s Preservation Fund VI, underscoring a commitment to maintaining existing affordable and workforce housing in high-growth markets.

Doug Root, co-founder of Blackfin, noted that Nashville's multifamily market is stabilizing, with strong net absorption now exceeding new construction deliveries. He anticipates improved short-term fundamentals as the development pipeline shrinks. The property, featuring an average unit size of 1,023 square feet with a mix of one- and two-bedroom units, offers strategic access to Interstate 24, major employers, and downtown Nashville.

The acquisition reflects a broader market trend where more distressed assets are emerging, and property owners are adjusting to current valuations and sustained high interest rates. This shift is creating new opportunities for investors seeking liquidity and properties in markets driven by in-migration and growth across sectors like healthcare, education, manufacturing, and logistics.
