Dow Chemical’s Lake Jackson R&D Campus Acquired by ExchangeRight
Brixton Capital, a real estate investment firm based in Solana Beach, California, has announced the sale of the Dow Texas Innovation Center in Lake Jackson to ExchangeRight Essential Income REIT. Brixton Capital had owned the property since November 2020. The campus, built in 2016, spans 34 acres and comprises 664,100 square feet across four buildings located at 220, 230, 240, and 270 Abner Jackson Parkway.
Situated approximately 50 miles south of downtown Houston, the Dow Texas Innovation Center serves as a global research and development hub for The Dow Chemical Company, positioned near Dow’s extensive 7,000-acre Freeport complex. The property is fully leased to Dow Chemical under a single-tenant, triple-net lease. The transaction was structured as an UPREIT and involved debt assumption, allowing Brixton Capital to achieve tax deferral and maintain exposure to institutional-quality real estate. This deal highlights continued investor interest in long-term leased, mission-critical corporate assets.
