JLL Brokers Sale of 757,325 SF Industrial Park in North Houston
JLL has completed the sale of Park 845 Crossing, a 757,325-square-foot industrial park in north Houston. The property sits on a 38.9-acre site at the junction of Interstate 45 and Beltway 8 and includes five buildings constructed in phases between 2008 and 2014. Units range from roughly 54,000 to 245,000 square feet, with a mix of rear-load and cross-dock layouts and clear heights of 18 to 30 feet. At the time of the transaction the park was 99 percent occupied by 11 tenants, operating in sectors including foodservice distribution, tire manufacturing, HVAC wholesale, third-party logistics and airfreight. Trent Agnew, Charlie Strauss, Lance Young, Brooke Petzold and Max Myers of JLL represented the seller, an affiliate of Equus Capital Partners. The buyer was INDUS Realty Trust, a REIT based in New York City. The article does not disclose the purchase price. For owners and investors, the deal signals continued institutional demand for fully leased, multi-tenant bulk industrial assets along major Houston highway corridors.
