Newmark has arranged the sale of Oak Hill Plaza, a shopping center in West Austin, Texas. The property totals 115,512 square feet on an 11.3-acre site at 7101 State Highway 71 and was 92.5 percent leased when it changed hands.

Listed tenants include The Picklr, Dollar Tree, AutoZone, Jim's Restaurant, Wells Fargo, Pluckers Wing Bar and Golden Chick. The seller, Partners Real Estate, had owned the asset since 2021. Newmark's Conor Lalor, Kyle Minter, James Sharpe V and Cole Frantz represented the seller.

The buyer is Trademark Property Co., a Fort Worth-based owner-operator. It acquired the center through a joint venture with global investment firm Cohen & Steers.

Why it matters: the deal involves a large, high-occupancy neighborhood center with a mix of service, quick-service and national tenants. Such assets draw attention from buyers and lenders who focus on stabilized retail income in growing parts of Austin. The article does not disclose the sale price.

Practical implication: anyone underwriting similar strip centers should review lease rollover schedules, tenant mix and the site's long-term redevelopment potential before pricing the asset.
