
Texas Mortgage Source Highlights Untapped Potential in Reverse Mortgage Market for Senior Homeowners
Mark Hairston and Shara Parker of Texas Mortgage Source LLC recently presented at the AIME Fuse event in Austin, emphasizing the substantial, often overlooked, market for reverse mortgages. Hairston, a Certified Divorce Lending Professional, identified the nearly $15 trillion in equity held by senior homeowners across the U.S. as the largest underserved segment in the current business landscape.
The presentation provided a foundational understanding of Home Equity Conversion Mortgages (HECMs) and proprietary reverse mortgage products, noting the recent surge in popularity for the latter. They also highlighted reverse-for-purchase opportunities, which have largely remained unnoticed by many loan officers and real estate agents since their introduction.
Hairston and Parker shared practical examples, including a 71-year-old duplex owner who used a HECM line of credit to eliminate a $1,350 monthly mortgage payment and gain $100,000 in available funds. Another case involved a 78-year-old woman facing foreclosure who secured a HECM to pay off her loan and establish a Life Expectancy Set-Aside (LESA) for future property taxes and insurance. They also discussed a 'silver divorce' scenario where reverse mortgage proceeds facilitated a property value division.
Professionals entering this market must be patient and empathetic, often collaborating with financial planners and family members. While acknowledging risks like accruing interest and closing costs, they stressed the importance of debunking common misconceptions, such as the idea that the bank takes ownership of the home. Borrowers retain title, and HECMs are federally insured, requiring counseling. For developers and lenders, understanding these products offers a pathway to tap into significant senior home equity, potentially freeing up capital for other investments or property modifications.
