
Arlington Drives Major Retail and Mixed-Use Redevelopments to Bolster City Identity
Arlington, Texas, is actively working to distinguish itself within the Dallas-Fort Worth metroplex through strategic development initiatives. The city, known for its Entertainment District, is now fostering new projects and public-private partnerships to drive revitalization.
Trademark Property Co. recently broke ground on Anthem, a $135M+ redevelopment of the former Lincoln Square shopping center. This 404,000 square-foot project, set for completion in early 2028, will feature extensive retail, restaurants, and public spaces. Trademark, in partnership with Harrison Street Asset Management, has also secured zoning for future mixed-use expansion to include multifamily, office, and hotel components, addressing a retail deficit in North Arlington.
Additionally, Fairbourne Properties and AEW Capital Management are modernizing the 747,000 square-foot Arlington Highlands open-air shopping center. The city is also leveraging federal opportunity zones to spur development between the Entertainment District and downtown. Further boosting the area, the Dallas Cowboys plan a significant mixed-use development near AT&T Stadium, mirroring their successful Star in Frisco project. These efforts signal a proactive environment for developers and investors seeking opportunities in a growing North Texas market.
