Arlington, TexasSource: REBusinessOnline

Weitzman has brokered the sale of Cooper Oaks, a 17,836-square-foot retail strip center in Arlington, Texas. The property houses a mix of service and food tenants, including a physical therapy clinic, a Bricks & Minifigs store, a Donut Palace location, a dentist, a Vietnamese restaurant, a barbecue restaurant and a nail salon.

Kevin Butkus, Guillermo Lopez and Stephen Schmidt of Weitzman negotiated the transaction for the buyer, a limited partnership that Weitzman manages. Will Merritt handled the seller side in-house for Merritt Capital Partners. The report does not disclose the sale price.

Strip centers anchored by everyday service and dining users are a familiar small-format asset class, and this sale shows a brokerage keeping the deal within its own platform on both sides of the transaction.

Practical implication: owners and lenders evaluating neighborhood retail in Arlington should review tenant mix and lease terms closely, since service-oriented tenancy can shape both income stability and exit value.
