
Austin Multifamily Market Shows First Rent Growth in Three Years Amid Oversupply Recovery
Austin's multifamily market is showing its first signs of rent growth in three years, marking a potential turning point after a period of significant oversupply. Effective rents increased by 1.8% to $1,316 per month in the second quarter, following 12 consecutive quarters of decline, according to a Northmarq report. This recovery comes as the market grapples with an approximate 33% increase in apartment inventory between 2020 and 2025, a response to Austin's rapid population growth.
Vacancy rates, which peaked at 15.8% in Q3 2024, have since decreased to 12.3% in Q2 this year. While year-over-year effective rents are still down 3.9% after factoring in concessions, the rate of decline has slowed considerably. Analysts from Northmarq, Matthews, and JLL anticipate steady rent growth over the next one to two years, with some executives projecting double-digit growth within 36 months as new deliveries slow.
However, the recovery is expected to be gradual and uneven. Submarkets like the central business district are already seeing recovery due to lower supply, while areas such as East Austin continue to face an abundance of units under construction, leading to ongoing concession offerings. Investors are advised to remain cautious until values and rents demonstrate clear signs of sustained recovery. This shift indicates a gradual return to more favorable conditions for multifamily development and investment in Austin.
