
New Data Challenges Misconceptions About VA Loans, Highlights Broker Opportunities
Mortgage brokers have significant opportunities to expand services to veterans and active-duty military through U.S. Department of Veterans Affairs (VA) loan programs, according to experts at an Association of Independent Mortgage Experts (AIME) conference. New research from Polygon Research, based on 138 million Home Mortgage Disclosure Act (HMDA) records, directly counters several long-held misconceptions about VA loans.
The study found that VA borrowers experience lower denial rates (8.2%) compared to FHA, USDA, and conventional loans (12-15%). Despite having lower average credit scores, VA loans offer competitive interest rates and lower net charges. Appraisals for VA loans are comparable in speed to other programs and uniquely offer two formal options to challenge valuations, such as the Tidewater Initiative. Furthermore, the research clarified that VA loan entitlement can be fully restored and used multiple times, allowing veterans to own several properties.
For brokers, a data-driven approach is crucial. An analysis of Travis County, Texas, revealed 32,000 veteran households, with one-third being renters—a prime target for originators. Brokers in Travis County originate over 50% of VA loans, significantly higher than the national average of 11.7%. This indicates substantial local market potential. Additionally, a new VA MPR Renovation Loan product is being developed by eLEND to help buyers overcome pre-closing repair issues. These insights underscore the need for brokers to understand the true benefits and market dynamics of VA lending.
