Taiwanese Capital Flows Into Phoenix Real Estate Near TSMC Campus

Taiwanese investors have put more than $500 million into Phoenix-area real estate since 2021, as Taiwan Semiconductor Manufacturing Co. builds out its roughly 2,000-acre campus in north Phoenix. Family offices and property investors from Taipei are buying industrial sites, development parcels and residential projects near the plant.

One example is Taicoon Property Partners, which paid $88 million for two plots and plans a $1 billion mixed-use project anchored by Taiwanese retail brands. Home values in the North Gateway and Desert View submarkets rose 53% over six years, compared with 42% citywide. Industrial vacancy in northwest Phoenix fell to 8% in June from 16% a year earlier.

TSMC employs 3,500 workers in Arizona and plans to add 2,500 more, which the article links to labor shortages for specialized roles. The company faces a class-action discrimination lawsuit over its visa sponsorship practices, which it says reflect temporary assignments. It also bought about 900 acres within the NorthPark development, reducing planned housing by 20% despite public objections to rezoning.

For developers and lenders, the practical implication is to weigh strong industrial and residential demand against rezoning fights, land constraints and visa-program uncertainty near the campus.
