Gildred Cos. Acquires La Mirada Business Park in Vista for $16.1M
Gildred Cos. has purchased La Mirada Business Park, a multi-tenant industrial property in Vista, California, from Catesgarb Holdings for $16.1 million. The deal was completed off-market, with brokers from Lee & Associates representing both sides. Williams Roth Group handled the buyer side, while the same team, together with Jeffrey Bethel, represented the seller.
The park sits at 975 and 985 Poinsettia Avenue and 2835 La Mirada Drive. It spans 76,391 square feet on 4.4 acres and is divided into six suites ranging from 6,766 to 22,054 square feet. Each suite has grade-level loading, and the park is fully leased.
The sale adds a stabilized industrial asset to Gildred's portfolio in North San Diego County. For investors, the transaction is a reminder that fully leased small-bay and multi-tenant industrial product continues to trade in the Vista submarket, with buyers paying for existing rent rolls and dock-free, grade-level access.
Practical implication: owners of similar multi-suite industrial parks should expect institutional interest in fully occupied assets with flexible suite sizes.
