National real estate developer Subtext has officially opened LOCAL on Delmar, a new mixed-use residential community located in University City, Missouri. Situated approximately eight miles west of downtown St. Louis, the development anchors the western edge of the Delmar Loop entertainment district and is less than half a mile from Washington University. This project transforms a long-underutilized site into a comprehensive destination offering apartments, resident amenities, collaborative workspaces, and retail.

The 398,225-square-foot development provides 259 residences, with floor plans ranging from studios to three-bedrooms, spanning 398 to 1,090 square feet. Amenities include a rooftop pool, wellness suite, 24-hour fitness center, and dedicated workspaces. Retail tenants include Commerce Bank, returning to the site, and Misfit Society Coffee Club, which is set to open its third location within a Subtext community in early 2027.

Developed in partnership with FrontRange Capital Partners and Larson Capital Management, with ESG Architecture & Design leading architecture and interior design, and Brinkmann Constructors as the general contractor, LOCAL on Delmar significantly enhances the area's housing and commercial offerings. Its strategic location provides residents with immediate access to over 115 restaurants, shops, and entertainment venues, along with a short walk to Washington University, making it a key addition to the University City market.
