
Launch Charter School Secures 77,000-Square-Foot High School Lease in Brooklyn
Launch Expeditionary Learning Charter School has completed a 15-year, 77,000-square-foot lease at 5902 Sixth Avenue in Brooklyn's Sunset Park neighborhood. The property owner, the Redemptorist Fathers of New York, previously operated the facility as the Our Lady of Perpetual Help Catholic Academy. Launch plans to begin occupying the site and expanding its high school student body starting in the fall of 2027.
The full-block institutional campus includes specialized facilities such as a 16,000-square-foot gymnasium, a 7,600-square-foot auditorium, a cafeteria, and dedicated outdoor recreation space. Open Impact Real Estate represented the charter school tenant, while Cushman & Wakefield brokered the transaction on behalf of the landlord. Asking rent figures were not disclosed, though Colliers reported average Sunset Park office asking rents at $26.43 per square foot during the second quarter of 2026.
For institutional developers and adaptive-reuse specialists, the deal illustrates how legacy religious and educational campuses can be monetized via long-term, single-tenant leases to growing public charter school networks seeking turnkey infrastructure.
