JLL Brokers Sale of 300,400 SF New Albany Distribution Center to Realty Income
JLL Capital Markets has completed the sale of New Albany Tech Park 300, a 300,400-square-foot distribution center in New Albany, Ohio, a suburb of Columbus. VanTrust Real Estate sold the property to Realty Income. A JLL team including John Huguenard, Sean Devaney, Ed Halaburt, Kurt Sarbaugh, Ross Bratcher and Will McCormack represented the seller.
The building was completed in 2026 and includes a 36-foot clear height, 135-foot truck courts, 30 dock doors, four drive-in doors and 3,600 amps of power capacity. The entire facility is leased to one technology and artificial intelligence company under a long-term agreement, giving the buyer a durable, single-tenant income stream.
For investors and lenders, the transaction signals continued institutional demand for newer, power-heavy big-box industrial assets with long-term leases in the Columbus submarket. Owners and financiers evaluating similar distribution properties should weigh tenant term, power capacity and dock configuration when underwriting value.
