Ambrose Breaks Ground on 1M SF Logistics Building in West Jefferson, Ohio

Infrastructure

Ambrose has broken ground on Building II of Columbus Logistics Park – West, a 169-acre, three-building logistics park in West Jefferson, about 20 miles west of downtown Columbus.

The spec building will offer more than 1 million square feet for lease, including a 2,800-square-foot office area. Planned features include a 40-foot clear height, 110 docks, two 4,000-amp panel services and ample auto and trailer parking. The building can be divided into units with a minimum of 531,000 square feet.

ARCO is the general contractor and ATA Architects provided design services. Colliers' Columbus team is handling leasing and marketing. Bank OZK provided the construction loan. Substantial completion is slated for fall 2027.

Building I, a 715,000-square-foot facility completed in 2022, is fully leased to GXO and FST Logistics.

For developers and lenders, the project shows continued speculative industrial construction in the Columbus submarket, with large-format space underwritten against a lease-up timeline ending in 2027.
