Planned Community Developers (PCD) has finalized the acquisition of 120 acres for "The Orchard," a significant mixed-use development in Pearland, Texas. This follows the Pearland City Council's unanimous approval of the project. Located at the southwest corner of Highway 288 and Beltway 8, the site is strategically positioned 13 miles south of downtown Houston and 10 miles from the Texas Medical Center.

The Orchard is envisioned as a comprehensive destination, integrating 250,000 square feet of retail, dining, and entertainment space, along with 150,000 to 300,000 square feet of office space. Residential components include approximately 1,100 multifamily units and 100 upscale high-density homes within the Lower Kirby area. Don Janssen, President of PCD, noted that the development aligns with Pearland's long-term vision and aims to complement the city's ongoing growth.

CBRE's Jazz Hamilton and Rusty Lilley are leading the retail leasing efforts, while JLL's Jon Dutton and Andrew Elliott are managing office leasing. The project is expected to create a dynamic environment blending daily life and leisure, offering a new destination for the Pearland and Greater Houston regions. This development signifies a major expansion in Pearland's urban fabric, presenting substantial opportunities for businesses and residents.
