Wan Bridge, a Houston-based developer, is set to open Ivy Forest Estates, a new build-to-rent community featuring upscale townhomes in Pearland, Texas. Now available for pre-leasing, this development introduces a second residential option to the Ivy District, a 42-acre mixed-use project situated in the Lower Kirby district at the intersection of South Spectrum Boulevard and Highway 288.

The Ivy District is developed by America Modern Green Development LLC, a subsidiary of Beijing-based Modern Land Co. Ltd. Ivy Forest Estates will comprise 46 rental townhomes, managed by Wan Bridge's TBDM division. The units offer three to four bedrooms, ranging from 1,675 to 1,858 square feet, with monthly rents between $2,400 and $2,700. Features include 10-foot ceilings, upgraded finishes, and two-car garages.

According to Ting Qiao, CEO of Wan Bridge, these communities provide a solution for families seeking the space of a single-family home with the flexibility of renting amidst an uncertain housing market. The development is approximately 13 miles south of downtown Houston and 10 miles from the Texas Medical Center, connecting to Pearland’s trail system via Ivy Park.
