
Wan Bridge Opens New Build-to-Rent Townhome Community in Pearland
Houston-based developer Wan Bridge is preparing to open Ivy Forest Estates, a new build-to-rent community located in Pearland's Ivy District. This development introduces 46 upscale townhomes, now available for pre-leasing, adding a second residential option to the 42-acre mixed-use Ivy District. The Ivy District, developed by America Modern Green Development LLC, is situated at the intersection of South Spectrum Boulevard and Highway 288.
Ivy Forest Estates offers townhomes ranging from three to four bedrooms, with sizes between 1,675 and 1,858 square feet. Monthly rents are projected to be from $2,400 to $2,700. The units feature 10-foot ceilings, upgraded finishes, oversized windows, open floor plans, and two-car garages. According to Ting Qiao, CEO of Wan Bridge, these communities provide a solution for families seeking the space of a single-family home with the flexibility of renting in an uncertain housing market.
This project expands Wan Bridge's presence in the Houston metro area, complementing other developments like Cadia Grand Court in Richmond and Frontera Shores in Lewisville. The Ivy District also includes Ivy Lofts, a 335-unit apartment complex that opened in 2024. The new townhome community aims to meet the growing demand for rental housing options in the region.
