Houston-based Wan Bridge is set to open Ivy Forest Estates, a new build-to-rent community featuring 46 upscale townhomes in Pearland, Texas. Located within the 42-acre Ivy District mixed-use development in the Lower Kirby district, the community is now pre-leasing. This project introduces a second residential option to the Ivy District, which previously saw the opening of Sueba USA's 335-unit Ivy Lofts apartment complex in 2024.

Ivy Forest Estates offers three to four-bedroom townhomes ranging from 1,675 to 1,858 square feet, with rents between $2,400 and $2,700. Features include 10-foot ceilings, upgraded finishes, and two-car garages. Ting Qiao, CEO of Wan Bridge, noted that build-to-rent communities provide a solution for families seeking the space of a single-family home with the flexibility of renting, particularly in an uncertain housing market. The development is situated at the southwest corner of South Spectrum Boulevard and Highway 288, approximately 13 miles south of downtown Houston. Wan Bridge's TBDM division will manage the properties in-house. This expansion highlights the continued growth of build-to-rent options in the Greater Houston area, offering diverse housing solutions.
