Developer Pitches 535-Acre Hospitality and Maker District Near Lockhart
A developer has presented plans to the Lockhart City Council for a 535-acre mixed-use project called the Lockhart Commercial District, focused on hospitality, industrial and creative uses. The site sits about 30 miles south of Austin near the intersection of Highway 183 and Silent Valley Road, next to a planned multifamily subdivision by Hillwood Communities.
The concept includes a 500-key hotel and conference center, indoor and outdoor sports facilities, a nine-hole golf course, a 5,000-person amphitheater, maker spaces, industrial space, about 15 acres of residential units and food and beverage options. Lockhart Commercial Development LLC is the applicant, and representative Lacey Wickline said the idea grew from her difficulty finding space for her manufacturing business.
The land is outside Lockhart's city limits, so annexation and entitlements are required. The developer aims to secure those by next year and open a first construction phase in 2029. Council members raised many questions, and the project still needs several approvals. The developer could close on the land next year.
The proposal reflects a broader pattern of suburban mixed-use growth across the Austin metro, driven by population gains. For builders and lenders, the key takeaway is that this project depends on annexation and entitlement success before any financing or land deal can advance.
