Affinius Capital Provides $94M Refinancing for Midlothian Industrial Park
Hillwood, a Dallas-Fort Worth real estate firm, has obtained a $94 million loan from Affinius Capital to refinance an industrial property in the Dallas-Fort Worth region. The collateral is three warehouse buildings totaling about 1.2 million square feet at Crossroads Logistics Park in Midlothian, Texas, which were completed in 2023.
The loan proceeds will support continued leasing of Buildings 1, 2 and 4. Affinius managing director Costa Kontoulis said the site offers the scale and connectivity industrial users need in one of the country's most important distribution markets. JLL arranged the transaction. The park sits at 1011 John Clark Road, about 28 miles southwest of downtown Dallas, with access to Interstate 20 and Interstate 35 and roughly 33 miles south of Dallas-Fort Worth International Airport. Hillwood did not immediately respond to a request for comment.
For developers and lenders, the deal signals continued capital availability for newly built, multi-building industrial assets in the Dallas-Fort Worth submarket that are still in lease-up.
