Minto Communities Closes on 1,318-Acre Texas City Site for Latitude Margaritaville
Minto Communities USA has closed on a 1,318-acre property in Texas City, Texas, where it plans a 3,500-residence active adult community branded Latitude Margaritaville Galveston Bay. The project will be the brand's first in the Greater Houston area and in Texas, and the developer said site development starts this week.
The parcel sits between Highways 3 and 146, north of the Emmett F. Lowry Expressway and extending toward Moses Bayou. The closing follows the Texas City Commission's September approval of a Planned Unit Development and a Development Agreement that set zoning for the land and spelled out obligations for both the developer and the city.
The community will include single-family homes, villas and cottages, along with resort-style amenities such as a town square with a bandshell, fitness center, restaurant, theater, pool, tennis and pickleball courts, bocce ball, and a dog park. Minto is targeting an early 2028 grand opening. The company, based in Florida, says it has built more than 38,000 homes in 48 communities.
For developers and lenders, the key takeaway is that entitlement is already in place, so the project moves into site work and absorption planning on a defined zoning and agreement framework.
