This significant transaction secures the entirety of Building F, a newly constructed speculative development situated within the expansive 1.2 million-square-foot First Park 121. The property, located in a key northern Dallas suburb, features modern industrial specifications designed to meet contemporary logistics needs.

The lease negotiations involved several prominent real estate firms. Mark Graybill and Adam Graham of Lee & Associates represented the landlord, Chicago-based First Industrial Realty Trust. On the tenant's side, Jay Benner of Cushman & Wakefield acted on behalf of IEWC Corp. The leased facility is equipped with 36-foot clear heights, 36 dock-high doors, two ramps, an ESFR sprinkler system, and ample parking for 124 cars and 49 trailers.
