
Partners Real Estate Breaks Ground on Large Rail-Served Industrial Project in Taylor, Texas
Houston-based Partners Real Estate has commenced development on TaylorPort C, a substantial 572,640-square-foot speculative industrial building located on FM 3349 in Taylor, Texas. This rail-served facility, situated northeast of Austin in Williamson County, is designed to address a critical shortage of large industrial spaces in Central Texas.
TaylorPort C will occupy 35.3 acres, with leasing handled by Partners' John Colglazier, John Simons, and Kyle Kennan. The project is strategically positioned near the new Samsung semiconductor manufacturing plant, a multi-billion dollar investment that has significantly boosted population and job growth, driving demand for industrial sites across the region. The first two phases of the TaylorPort industrial park are already fully leased, underscoring the strong market need.
According to John Colglazier, such large rail-served buildings are rare in Central Texas, often forcing tenants to seek options outside the state. This development aims to provide a local solution, capitalizing on the area's emergence as a key industrial corridor. The site benefits from proximity to both Union Pacific and BNSF rail lines, offering crucial logistical advantages for future tenants.
