Houston-based Partners Real Estate is proceeding with the development of TaylorPort C, a substantial 572,640-square-foot speculative industrial building located on FM 3349 in Taylor, Texas. This project, situated northeast of Austin in Williamson County, will be rail-served and built on a 35.3-acre site. The first two phases of the TaylorPort industrial park are already fully leased, indicating strong market demand.

The development addresses a critical need for large, rail-served industrial facilities in Central Texas. According to John Colglazier of Partners, such properties are scarce, often forcing tenants to seek options outside the state. The northeast Austin corridor has emerged as a rapidly growing industrial hub, largely due to Samsung's multi-billion-dollar semiconductor manufacturing investment in Taylor. This investment has significantly boosted population and job growth, intensifying the demand for expansive industrial sites across the region.

The Samsung facility is located south of US Highway 79 and west of FM 973, in close proximity to the Partners site. Both Union Pacific and BNSF railroads operate lines in the area, providing crucial infrastructure for the new development. This strategic location and access to rail service are expected to attract tenants requiring robust logistics capabilities. The project underscores the continued industrial expansion in the Austin metropolitan area's periphery.
