Partners Real Estate Develops Large Rail-Served Industrial Building in Taylor, Texas
Houston-based Partners Real Estate is developing TaylorPort C, a 572,640-square-foot speculative industrial building in Taylor, Texas. Located on 35.3 acres along FM 3349 in Williamson County, northeast of Austin, this project aims to address the significant demand for large, rail-served industrial facilities in Central Texas. The first two phases of the TaylorPort industrial park are already fully leased, underscoring the strong market conditions.
The new facility is strategically positioned in the northeast Austin corridor, an area experiencing rapid growth driven by Samsung's multi-billion-dollar semiconductor manufacturing investment in Taylor. This investment has fueled substantial population and job growth, creating an urgent need for large industrial sites across the region. The TaylorPort C project, which will be leased by Partners' John Colglazier, John Simons, and Kyle Kennan, offers a critical combination of size and direct rail access, a feature scarce in the local market. Both Union Pacific and BNSF railroads have lines in the vicinity, enhancing the site's logistical advantages for future tenants. This development provides a compelling option for companies requiring extensive rail infrastructure, potentially keeping such businesses within the state.
