
Partners Real Estate Plans Large Rail-Served Industrial Building in Taylor, Texas
Houston-based Partners Real Estate is developing TaylorPort C, a substantial 572,640-square-foot speculative industrial building located on FM 3349 in Taylor, Williamson County. This new facility, situated on 35.3 acres, is designed to be rail-served, addressing a critical need for large-scale industrial space in Central Texas. The first two phases of the TaylorPort industrial park are already fully leased, indicating strong market demand.
The northeast Austin corridor, including Taylor, has emerged as a rapidly growing industrial hub, largely due to Samsung's multi-billion-dollar semiconductor manufacturing investment in the area. This investment has spurred significant population and job growth, intensifying the demand for large industrial sites. The TaylorPort C project is strategically positioned near the Samsung facility, with both Union Pacific and BNSF railroads having lines in the vicinity.
John Colglazier of Partners Real Estate highlighted the rarity of such a large rail-served building in the region, noting that tenants often look outside the state for similar options. The development aims to provide a compelling reason for these businesses to establish or expand their operations within Texas. This new industrial offering will support the ongoing economic expansion in the Austin-Taylor corridor, providing essential logistics and manufacturing infrastructure.
