M&R Development Initiates Pre-Leasing for 478-Unit Luxury Apartment Project in St. Francis, Wisconsin

M&R Development has commenced pre-leasing for The Bluffs on Lake, a new 478-unit luxury apartment community situated on a 21-acre site in St. Francis, Wisconsin. Located approximately five miles south of downtown Milwaukee, the development overlooks Lake Michigan and is co-developed with Campbell Capital Group LLC.

The project is planned in two phases, with the first phase comprising 278 units expected to welcome residents in early December. Construction on the second phase, which will add 200 units, is slated to begin in early 2027. Upon completion, the development will include two buildings, underground parking, and 8,000 square feet of ground-floor retail, including space for a restaurant.

Units range from 602 to 1,274 square feet, with monthly rents from $1,674 to $3,932. The community emphasizes wellness and remote work, offering amenities such as a meditation room, Zen Garden, two-level fitness center, red-light therapy sauna, and various business center facilities. RMK Management Corp. is overseeing leasing and property management for the community. This development highlights a continued focus on high-amenity multifamily offerings in the Milwaukee metropolitan area.
