
Majestic Asset Management Acquires El Segundo Industrial Flex Facility for $27M
Majestic Asset Management has purchased a flex industrial property in El Segundo from Hackman Capital Partners for roughly $27 million, or $480 per square foot. The 57,000-square-foot facility at 401 Coral Circle marks a substantial value increase since Hackman acquired it in 2018 for around $15.3 million.
The single-tenant building is fully subleased to electric vehicle manufacturer Rivian via Boeing under a commitment running through 2034. The transaction highlights the persistent investor appetite for South Bay industrial assets, which continue to benefit from demand driven by aerospace, defense technology, and clean energy firms. Across greater Los Angeles, CBRE reported that industrial leasing volume hit 15.7 million square feet in Q2, reflecting a 40.4% jump year over year.
The divestment also comes as Hackman navigates headwinds across its entertainment studio holdings, including debt pressures on properties like Manhattan Beach's MBS Studios and Fairfax's Television City. For commercial owners, the transaction demonstrates strong pricing for long-term leased flex industrial space despite broader capital market friction.
