Eight Townhomes Proposed at 146 N. Berendo St. in Koreatown

Eight Townhomes Proposed at 146 N. Berendo St. in Koreatown

PolicyZoning

A property near the Vermont/Beverly Metro station in Koreatown is set for redevelopment with eight townhomes, according to a recent application filed with the Los Angeles Department of City Planning. The applicant, 146 N. Berendo Street, LLC, proposes single-family dwellings arranged in a row around a shared driveway.

Archimorphic is designing the project, which would include two- and three-bedroom homes. The proposal would rely on the provisions of SB 684 and SB 1123, state laws intended to speed approval of townhome-style developments, as many recent projects of this type have done.

The site sits one block from Vermont Avenue, where a large mixed-use apartment complex recently opened on the former location of a car dealership. The Berendo Street parcel was previously planned for a four-story, 15-unit apartment building, so the current plan shifts the density toward smaller ownership-style homes.

For developers and financiers, the filing shows how small infill lots in transit-served areas of Los Angeles are being repositioned under state streamlining rules, and the unit mix and approval path are worth tracking.
