Menlo Park Deems 207-Unit Jefferson Drive Application Complete

Menlo Park Deems 207-Unit Jefferson Drive Application Complete

PolicyZoning

The City of Menlo Park has determined that the application for an eight-story apartment building at 155 Jefferson Drive is complete. The notice starts the entitlement review for a 207-unit project, and the proposal is being streamlined under Senate Bill 330. Texas-based developer Beam Reach filed the application, with KTGY handling design and Bionic handling landscape architecture.

The building would stand roughly 83 feet tall and total about 294,500 square feet. That includes about 155,200 square feet of housing, 84,140 square feet of parking, and 24,400 square feet of common open space. The plan provides parking for 208 cars and 312 bicycles. The unit mix includes 67 studios, 104 one-bedroom units and 36 two-bedroom units, and 31 units would be deed-restricted for low-income and very-low-income households.

The 1.38-acre site sits on a block bounded by Chrysler Drive and Constitution Drive in a former industrial area that is shifting toward mid-rise housing. Nearby uses still include warehouses, a hotel and the Meta Park office campus. The CEQA pathway the city chooses will determine how the approval process proceeds, and city staff had not yet responded to a request for comment.

For developers and lenders, the completeness finding moves this project into formal review, and the CEQA determination will be the key next milestone for timing.
