Foundation Work Begins on First Residential Towers at Miramar Cove
Foundation work is underway on the first two residential buildings at Miramar Cove, a 125-acre mixed-use development in Miramar, Broward County. Sunbeam Development Corporation is leading the project in partnership with Fort Lauderdale-based Stiles. Groundbreaking took place in May 2026.
At full buildout the project is planned to include 2,874 rental apartments, roughly 400,000 square feet of retail, dining and entertainment space, and 125,000 square feet of office space. Initial concrete pours for the footings are now underway on the first two apartment buildings, and a third residential building is expected to follow.
The first building will have 358 apartments above about 42,000 square feet of ground-floor commercial space. The second will have 363 apartments above more than 60,000 square feet of retail. Both include multilevel parking. Work also continues on a 5.5-acre artificial cove. The first phase is scheduled to open in the fourth quarter of 2028 and will include a 185-key hotel and more than 40 acres of parks and trails at full buildout.
For developers and lenders, this marks the transition of a large mixed-use program from groundbreaking into vertical construction, with a phased delivery schedule to track.
