Redondo Beach Approves Four-Story Mixed-Use Project at 2701 190th Street
The City of Redondo Beach issued an approval letter last month to Redondo Seaside Living, LLC for a project that would redevelop an existing commercial building at 2701 190th Street. The developer, working with DFH Architects, plans a four-story building with 24 one-, two-, and three-bedroom apartments and about 3,732 square feet of ground-floor commercial space.
The project will reuse an existing 35-car garage. It relies on AB 2011 to permit housing on a site zoned for commercial use. To qualify for the law and density bonus incentives, four units will be reserved for very low- and moderate-income households.
The design includes roughly 4,800 square feet of outdoor space across private decks, a common courtyard and a rooftop deck. Renderings show a contemporary low-rise building. The site sits farther inland than the same developer's earlier AB 2011 project on Pacific Coast Highway, and several townhome projects have been built nearby near 190th Street and Hawthorne Boulevard.
Practical implication: AB 2011 approvals on commercial parcels can deliver residential density with affordability set-asides, so commercial sites in Redondo Beach warrant review for similar pathways.
