New building permits have been issued for both phases of the Mission Bay Block 4 East development in San Francisco, marking a significant step for this affordable housing project. Jointly developed by Curtis Development and Bayview Senior Services, the initiative will feature two towers, rising 16 and 23 stories, delivering over half a million square feet of space.

The project is designed to create 398 apartments, including 105 one-bedrooms, 190 two-bedrooms, 96 three-bedrooms, and seven four-bedroom dwellings. It will also provide parking for 88 cars and 256 bicycles. The first phase includes a 16-story tower at 506 China Basin Street with 165 apartments, while the second phase will be a 23-story tower at 505 Mission Rock Street, offering 233 apartments.

Perry Architects and Y.A. Studio are responsible for the design, with Swinerton and Rubecon forming a joint venture as the general contractor. The Office of Community Investment and Infrastructure is listed as the property owner. Located along 3rd Street in the Mission Bay neighborhood, the one-acre property is across from the Third Street light rail. Construction is estimated to cost just over $125 million, excluding all development costs. The issuance of these permits signals progress for a major affordable housing initiative in a high-demand urban area.
