
Minkoff Group Advances Plans for R&D Office Complex in Redwood City
Updated plans have been submitted for a significant research and development office complex at 10 Twin Dolphin Drive in Redwood City, San Mateo County. The Minkoff Group, now the property owner and developer, intends to replace an existing office building with two new structures on the 15-acre site.
The project proposes approximately 331,300 square feet of commercial floor area, distributed between Building A (159,300 square feet) and Building B (172,000 square feet), each rising 45 feet tall. The development will also include parking for 678 cars and 62 bicycles. Gensler is serving as the project applicant and architect, with Guzzardo Partnership handling landscape architecture and W.L. Butler Builders as the general contractor.
This renewed application follows a period of ownership change; IQHQ previously purchased the parcel for $164 million in late 2021 but sold it to Minkoff for $56 million in July, a substantial price reduction. The development comes at a time when the South Peninsula R&D market lacks active construction, potentially helping to stabilize elevated vacancy rates by providing new supply. This project introduces new R&D capacity into a market seeking to absorb existing vacancies.
