Updated Plans Filed for 21-Story Senior Housing Tower in Redwood City
Updated plans have been submitted for a significant senior housing development located at 910 Marshall Street in Redwood City, San Mateo County. The proposal, spearheaded by Palo Alto-based R+M Properties with design by HGA, envisions a 21-story, 258-foot-tall tower. This structure would introduce 222 market-rate senior living units, comprising independent, assisted, and memory care options.
The project leverages California's State Density Bonus Law to exceed base zoning limits, citing studies that project a substantial increase in demand for senior housing within San Mateo County over the next two decades. The development is designed to yield approximately 440,000 square feet, including dedicated housing, parking for 95 vehicles, and a small retail component. Its completion would make it the tallest building in Redwood City and potentially the third-tallest in San Mateo County. Developers and investors should note the strategic use of state density bonuses to address demographic shifts and unlock higher residential capacity in prime Bay Area locations.
