Preliminary permit applications have been submitted for an 18-unit residential condominium development at 4146 El Camino Real in Palo Alto. Cupertino-based AlphaX RE Capital Inc. is sponsoring the project, which aims to redevelop a 0.77-acre vacant parcel situated between Maybell Avenue and Vista Avenue, close to the municipal boundaries of Mountain View and Los Altos.

Designed by SDG Architects, the proposed development consists of four three-story buildings encompassing roughly 40,000 square feet. The program allocates 32,500 square feet to residential living space and 7,500 square feet to private garages. The residential breakdown includes 12 three-bedroom homes and six four-bedroom units. Planned architectural finishes feature cement plaster, horizontal paneling, and composite shingle roofs. On-site infrastructure includes parking capacity for 36 vehicles and 18 bicycles.

The parcel sits within a five-minute transit ride of the California Avenue commercial district. Estimated construction timelines and overall development costs have not been disclosed. For residential builders, this infill application reflects continued demand for medium-density, multi-bedroom ownership housing along major Peninsula transit corridors.
