Tishman Speyer Reportedly Reacquires Chrysler Building Ground Lease, Plans Major Investment

Tishman Speyer has reportedly reacquired the ground lease for the iconic Chrysler Building in Manhattan, marking a significant return for the firm which previously held the lease. The deal, whose financial terms are not fully disclosed, includes a commitment from Tishman Speyer to invest $235 million in property improvements and establishes a new 150-year land lease with Cooper Union, the site's owner.

This reacquisition follows a challenging period for the property. RFR Realty, which purchased a discounted leasehold interest in 2019 for $150 million, reportedly faced difficulties with escalating ground rent payments to Cooper Union, which had risen from $7.8 million to $32.5 million annually. The building also required substantial updates and repairs, contributing to RFR's eventual exit.

Rob Speyer stated that the timing is opportune, citing a "historically strong moment for the Manhattan office market." Despite broader economic uncertainties, the New York office sector is experiencing low vacancy rates, rising asking rents, and significant leasing activity, with limited new supply expected before 2028. This transaction underscores developer confidence in landmark assets within robust urban markets, particularly when coupled with strategic capital improvements to meet modern tenant demands.
